Policies

​

By booking one of our vacation home rentals, you agree to the following policies:​

• Check-in is anytime after 4pm. 

• Check-out is any time before 10:00 am.

• A two-night minimum stay is required for all weekend stays (Fridays and Saturdays must be booked together). An exception to the minimum stay requirement may be made upon request if you contact us at 575.425.0663 within 48 hours of arrival and if rooms are available.​

• Only the people listed on the rental agreement are allowed on the property. If additional people join your group, everyone will be evicted with no refunds.

• A security deposit hold is required 24 hours before check-in. Any damages will be ducted from your Security Deposit. I

• Pets will be considered in Abiquiu Lake Mesa, The Casita del lago and the Studios. Breed/size restrictions apply. Pets cannot be left alone in the home. There is a $100 pet fee.

• No smoking or vaping permitted in the home. If you smoke outside, all cigarette butts must be collected and discarded.

• No boat or RV parking on the property. Contact owner to discuss boat parking in the water.

• The space is not appropriate for parties, events, loud music/noise, undisclosed guests, etc. All events and parties must be preapproved with the owner.

• Please respect our neighbors and keep your hikes and exploration confined to our 42 acres.

 

Cancellation Policy​

Reservations 14 nights or less:​​

• All cancellations made within 60 days of arrival are non-refundable. ​For these situations, we strongly recommend purchasing trip insurance to protect yourself in case you need to cancel your reservation. 

• If cancellations are made outside of the 60 days before arrival, your deposit will be refunded minus the $100 cancellation fee. 

• There is a cancellation or change fee of $100 for all cancellations and changes. This fee is used to offset processing costs that we incur for the reservation, even if you cancel.

• Although we understand situations arise making cancellations unavoidable, we cannot take responsibility for changes to your reservation due to delayed arrivals, early departures, inclement weather, unforeseen changes to travel plans, medical or family emergencies, work conflicts, missed or cancelled flights, pandemics, force majeure, etc. - and there will be no refunds for these occurences. Transportation in such events are not guaranteed. We encourage all guests to purchase Cancel For Any Reason Trip Insurance in the event an emergency arises that impedes your travel plans, including illness and/or COVID exposure. We offer this policy through a third-party; we are not affiliated with the company, nor do we receive any compensation.

• Guests who fail to show up for their reservation will be charged for the entire stay without further notification. Please note that no refunds are provided for late arrivals, early departures, no-shows, or weather-related cancellations. ​

• Changes to your reservation outside of the 60 day prior to check-in period can be accommodated with a full credit applied to a future stay within twelve months, less the cancellation/change fee.

• Unfortunately, we cannot change reservations or provide credits 60 days or less before your check-in date. We highly recommend trip insurance for these situations.
   

Reservations 15 nights and longer:

• Reservations over 14 days in length are non-refundable and require the purchase of a “Cancel for Any Reason Trip Insurance” policy within 24 hours after booking. We will send you a link to a third party provider, or you can choose any policy on your own, provided you send confirmation to us within 48 hours.
